Meet Alexis Guini | Real Estate Consultant specialized in investment properties

We had the good fortune of connecting with Alexis Guini and we’ve shared our conversation below.
Hi Alexis, what’s something about your industry that outsiders are probably unaware of?
One thing many people don’t realize about the real estate industry—especially on the investment side—is the amount of behind-the-scenes analysis required to identify the right opportunities. From evaluating property conditions and estimating renovation costs to projecting cash flow, cap rates, and long-term appreciation, every deal involves detailed financial modeling and risk assessment. It’s not just about finding a property—it’s about finding the right property that aligns with a client’s goals and market conditions. The most successful investors aren’t always the ones who act the fastest, but the ones who do the most homework.

What should our readers know about your business?
I’ve been in the real estate industry for over a decade, and while a lot has changed, one thing remains the same: relationships, knowledge, and consistency are everything. What sets me apart is my focus on real estate as an investment vehicle, not just a transaction. I work closely with clients to help them identify smart opportunities—whether it’s buy-and-hold rentals, flips, or long-term wealth strategies—based on data, not hype.
The market today is more competitive and complex than ever. High interest rates, tighter margins, and rising costs have made many people think there are no good deals left. But that’s exactly why I set a personal goal for 2025: to post one video every day analyzing different properties and demonstrating that even in a challenging market, opportunities still exist if you know where and how to look.
Getting here hasn’t been easy. Like many in this industry, I’ve faced slow markets, tough negotiations, and the constant pressure to stay ahead. The biggest lesson I’ve learned is that discipline beats motivation, and providing real value builds trust over time.
If there’s one thing I’d want people to know about me and my brand, it’s that I’m here to educate and empower—not just to sell. Through AG Investing Group and my content, my mission is to help more people see real estate not as a dream, but as a clear and achievable path to financial freedom.

Any places to eat or things to do that you can share with our readers? If they have a friend visiting town, what are some spots they could take them to?
If my best friend were visiting Miami for a week, I’d make sure they experienced the real Miami—beyond just the beaches and nightlife. We’d start the trip with an afternoon stroll through Wynwood, exploring the street art, sipping cortados at Panther Coffee, and grabbing dinner at Fiorito (for that unbeatable Argentine flavor) or Manta Wynwood, a cool Peruvian-Japanese spot with amazing vibes.
The next day, we’d explore Coconut Grove, one of my favorite neighborhoods for its laid-back charm. We’d brunch at Greenstreet Café, walk around the bayfront parks, and maybe rent paddleboards at the marina. At night, Bellini at Mr. C offers rooftop dining with gorgeous views.
Midweek, we’d switch it up and head to Coral Gables for a mix of elegance and history. A visit to the Biltmore Hotel is a must, followed by dinner at Caffe Abbracci or Orno. We’d also make a stop at Miracle Mile for boutique shopping and a glass of wine at Vinology.
Of course, I’d throw in some beach time at South Pointe Park—one of the best spots to watch the sunset—and a night out in Downtown Brickell, with drinks at Sugar or Rosa Sky.
And for a sweet treat, we’d head to Doral to visit La Mantequería, a popular Argentinian bakery known for its handcrafted medialunas and facturas.
What I love about Miami is that in just one week, you can go from artsy to upscale, laid-back to vibrant—and still feel like there’s more to discover. The mix of cultures, the food, the music, the views—it’s all part of what makes this city so unforgettable.

The Shoutout series is all about recognizing that our success and where we are in life is at least somewhat thanks to the efforts, support, mentorship, love and encouragement of others. So is there someone that you want to dedicate your shoutout to?
A lot of people have played an important role in my journey, from mentors to clients and colleagues—but one community that has really influenced me is the BiggerPockets community. For those who may not be familiar, BiggerPockets is an online platform and network where real estate investors, agents, and professionals come together to share knowledge, resources, and experiences. Whether it’s analyzing deals, learning new strategies, or hearing real stories from people in the trenches, it’s a space that has offered me constant education and inspiration. It’s more than just a forum—it’s a hub of shared wisdom that empowers people to build wealth through real estate.
