We had the good fortune of connecting with Kobi Karp and we’ve shared our conversation below.

Hi Kobi, let’s talk legacy – what do you want yours to be?
Legacy is a fascinating concept, especially in the context of architecture. When we design buildings, we aren’t simply creating structures for the present; we are acting as caretakers, holding space for the next generation. Ideally, our children, grandchildren, and even great-grandchildren will live, work, and thrive in these spaces—just as we do now in homes and buildings created by those who came before us. It’s humbling to think that the buildings we create today might one day become part of a larger history, just as the ones we now inhabit were built by our parents, grandparents, and great-grandparents. I often reflect on what legacy truly means. It’s not about being remembered by name, but about the lasting impact we leave through the spaces and creativity we create.

This is why I’m passionate about blending historic preservation with new construction. By restoring and repurposing existing buildings while creating new ones, we are not just preserving structures—we are preserving the stories they carry. We are creating environments that endure, inspire, and offer new opportunities for future generations. It’s important to me that our work honors the past while embracing the future. In this way, we leave behind more than just buildings—we leave behind spaces that foster connection, growth, and a deeper understanding of the world around us.
Above all, my greatest hope is that my legacy lives on through my two sons. Though they are different in their own ways—each with unique strengths, passions, and personalities—they share a common spirit of curiosity, kindness, and an incredible work ethic that makes me proud every day. Of everything I’ve built, they are without a doubt my greatest and most meaningful projects. I hope the spaces I’ve helped create, and the values I’ve tried to live by—integrity, perseverance, and a deep respect for both history and progress—will positively impact their lives and guide them as they carve out their own futures.
Through the myriads of developments that have contributed to Miami’s ever-evolving landscape, and through two sons who embody creativity, resilience, and purpose in everything they do, I hope to leave a lasting mark – one that continues to inspire growth, connection, and possibility for generations to come.

Alright, so for those in our community who might not be familiar with your business, can you tell us more?
At the heart of our business is the belief that architecture is not just about creating structures—it’s about creating value on every level: psychological, emotional, physical, and financial. What truly sets us apart is our ability to design spaces that not only look beautiful but also enhance well-being, promote a sense of connection, and inspire a deeper experience for the people who live, work, and gather in them. When you design with that in mind, it naturally creates desire, demand, and ultimately, higher value—not just for the end user, but also for the developers and the communities we serve.

One of the things I’m most proud of is how we integrate historic preservation into new development. We don’t just restore buildings—we respect their DNA and use it as a foundation to inspire the future. We’ve done this with projects like the Caribbean Hotel and the Cadillac Hotel in Miami Beach, where we brought historic properties back to life while adding modern touches that honor their original spirit. One of the best examples is The Surf Club at the Four Seasons, where we preserved the elegance of the past while introducing a new standard of luxury living and hospitality.

On our project in Fisher Island, we took inspiration from the original Vanderbilt Mansion, constructed 100 years ago, to create the award-winning project, Palazzo del Sol, Palazzo della Luna, and now the newest collection of six exclusive residences. These projects show how we continuously bridge history and innovation to create timeless value.

Of course, the journey hasn’t always been easy. Like anyone who builds something lasting, we’ve faced challenges—changing markets, various clients, economic and evolving client expectations. The lessons have been invaluable: stay true to your vision, respect the roots of the places you build in, and always prioritize the people you’re designing for—their needs, their lifestyle, and how they experience the space.

If there’s one thing I want the world to know about our brand and our story, it’s that we are not just building structures—we are building experiences, memories, and legacies. Our work is about more than just architecture; it’s about creating spaces and communities that stand the test of time and continue to inspire for generations to come.

If you had a friend visiting you, what are some of the local spots you’d want to take them around to?
If I were to bring someone to experience Miami, I would plan a week filled with culture, relaxation, and local flavor. To start the week, Monday and Tuesday would be perfect for a morning pick-me-up at Pura Vida, owned by the wonderful Jennifer and Omer Horev, and enjoy a cafecito and some healthy breakfast food to set the tone for the day. Afterward, we would head straight to the beach, where they could relax at the beach in one of the many Boucher Brothers lounge chair setups and soak in the warm sun, ocean breeze, and the laid-back energy of Miami Beach. Once recharged, we’d stroll through the historic Art Deco District, exploring the charming old buildings and stopping for another coffee or a light lunch in one of the classics, preserved spaces. After exploring, they could head over to the Design District for a stylish lunch at Swan, soaking in the vibrant energy and chic atmosphere that the area is famous for.

Midweek, on Wednesday, we would visit The One Hotel’s beautiful public spaces, showcasing how nature and modern design come together seamlessly in Miami. Lunch would be at the DiLido Beach Club at the Surf Club, offering an elegant, beachside escape perfect for recharging—one of our signature projects that reflects refined coastal luxury. For dinner, we’d head to Papi Steak — a restaurant where the energy is as bold as the food, blending classic Miami glamour with a vibrant, unforgettable dining experience, and another project we’re proud to have brought to life.

On Thursday, we would explore the surrounding neighborhoods like Coconut Grove, Surfside, and Bal Harbour. Each of these communities offers a unique glimpse into Miami life — places where people live, go to school, and build their lives surrounded by natural beauty and a strong sense of community. Dinner that evening would be at Delilah, where the vintage supper club ambiance and live entertainment transport you back to a more glamorous era, all while enjoying a delicious, upscale meal—another standout project we had the pleasure of designing, crafted to evoke nostalgia while elevating the guest experience.

Friday would be reserved for a lively evening at the Moxy Miami Beach, where we could enjoy food and drinks on the rooftop while watching a stunning sunset—an atmosphere we helped shape to celebrate laid-back luxury and tropical charm. To cap off the night, we’d head to the Moxy Wynwood and dine at Sparrow, for a vibrant nightcap and a taste of the neighborhood’s creative, energetic spirit—another one of our projects that captures the bold, artistic vibe of Wynwood.
The weekend would be dedicated to fully immersing ourselves in the culture and diversity that defines Miami. We’d wander through the colorful streets of Wynwood, visit the luxurious shops at Bal Harbour, relax on the beaches, and spend time in Coconut Grove’s lush, laid-back environment. Over the course of the week, the idea would be to show not just the iconic sights, but the true heartbeat of Miami — a city shaped by its neighborhoods, its communities, and its dynamic spirit.

The Shoutout series is all about recognizing that our success and where we are in life is at least somewhat thanks to the efforts, support, mentorship, love and encouragement of others. So is there someone that you want to dedicate your shoutout to?
It’s interesting because I believe that success for an individual is really measured in various ways: it’s measured in health, in a way of life, in relationships, and in the wealth, we create—not just financially, but emotionally and spiritually. And the truth is, none of us achieve success alone. Along my journey, I’ve been fortunate to receive love, mentorship, and encouragement from many incredible people, but if I had to dedicate my shoutout to someone, it would be my son, Jordan Karp.

When Jordan was young, we would walk into a room and people would say, “Oh, that’s Jordan—Kobi Karp’s son.” I was always proud of that moment. But now, the roles have reversed in the best way. Today, when I meet people, they smile and say, “Ah, Kobi—you’re Jordan Karp’s dad.” Hearing that never fails to make me proud. It’s a powerful reminder of how quickly time passes, how dynamic relationships are, and how deeply rewarding it is to watch the next generation forge their own path.

Watching Jordan’s journey has been one of the greatest joys of my life. He started by gaining real experience at firms like JDS Development Group, LeFrak and Toll Brothers in New York, learning the business from the ground up. Then, at just 20 years old, he had the courage to start his own brokerage, Jordan Karp LLC. He’s combined everything he’s learned—his background in architecture from Tufts, his master’s degree in real estate from Columbia—with his own instincts and passion for the industry. It’s a rare and powerful mix, and it’s been incredible to see him take it and build something entirely his own.

But what makes me proudest isn’t just the deals Jordan has closed or the numbers he’s reached—it’s the kind of person he’s become along the way. His drive, his honesty, and the way he builds real relationships with people—that’s what truly stands out. He’s not just in this business to make sales; he’s building trust, opening doors for others, and helping shape the future of this city in a way that feels genuine and lasting.

Jordan lives by the values we’ve always believed in hard work, creativity, resilience, and doing the right thing even when it’s not the easy path. Watching him find his own way and stay true to who he is has been one of the greatest joys of my life. If there’s anyone who deserves credit for making my own journey even more meaningful, it’s him. He’s my greatest project, my proudest achievement, and a daily reminder of why we work so hard in the first place—to build something that lasts far beyond ourselves.
