We had the good fortune of connecting with Mariya Vlasova and we’ve shared our conversation below.

Hi Mariya, we’d love for you to start things off by telling us something about your industry that we and others not in the industry might be unaware of?
One thing that outsiders are probably unaware of about the Miami real estate industry is just how much of the market is driven by international buyers and cash transactions. Unlike many other U.S. cities, Miami has a unique blend of local, national, and global demand, with buyers coming from Eastern Europe, Latin America and Asia looking to invest in luxury oceanfront properties.

Another surprising aspect is how competitive the market can be for prime real estate. Inventory moves quickly, especially in sought-after areas like Miami Beach, Sunny Isles, and Brickell. Many high-net-worth buyers are willing to pay in cash, making it essential for both buyers and sellers to work with an agent who understands market trends, off-market opportunities, and how to structure competitive offers.

Additionally, many people assume that Miami real estate is all about luxury condos, but the market is highly diverse, with opportunities ranging from pre-construction investments to single-family homes in suburban communities like Boca Raton, Coral Gables, and Aventura.

Can you open up a bit about your work and career? We’re big fans and we’d love for our community to learn more about your work.
My career in real estate has been an incredible journey, shaped by dedication, continuous learning, and a passion for helping people find not just properties but homes and investments that align with their lifestyles and financial goals. I specialize in oceanfront properties in South Florida, focusing on condominiums and waterfront homes. What sets me apart is my deep market knowledge, strategic marketing approach, and ability to create strong relationships with both buyers and sellers – many of whom are international clients/investors from Eastern Europe looking to enter the Miami market.

One of the aspects I’m most proud of is my ability to combine marketing expertise with real estate sales. My background in event management and marketing has allowed me to craft high-impact promotional strategies, leveraging social media campaigns and targeted advertising to showcase properties in the most compelling way. This approach has helped me not only sell homes faster but also build a strong personal brand in the industry.

The path to where I am today hasn’t been easy. Breaking into the Miami real estate market – a competitive and fast-paced environment – required persistence, adaptability, and an ability to stand out. One of the biggest challenges I faced early on was learning how to navigate the complexities of real estate, from understanding contract negotiations to mastering the art of high-end client service. I overcame these challenges by immersing myself in continuous education, seeking mentorship, and staying ahead of market trends.

Some of the key lessons I’ve learned along the way include:

Relationships are everything. In real estate, trust and reputation can make or break your success. Building lasting connections with clients and industry professionals is just as important as closing deals.

Marketing is a game-changer. A well-executed marketing strategy, especially in the digital space, can significantly elevate a listing’s visibility and attract the right buyers.

Adaptability is key. The real estate market is constantly evolving, whether due to economic shifts, new development trends, or changes in buyer preferences. Staying informed and flexible allows me to guide my clients effectively.

What I want the world to know about me and my brand is that real estate isn’t just about transactions – it’s about helping people make one of the most important decisions of their lives. Whether someone is relocating, investing, or searching for their dream home, my mission is to make the process seamless, strategic, and ultimately rewarding. I take pride in providing expert guidance, strong negotiation skills, and a client-first approach that ensures success in one of the most exciting real estate markets in the world – Miami.

Let’s say your best friend was visiting the area and you wanted to show them the best time ever. Where would you take them? Give us a little itinerary – say it was a week long trip, where would you eat, drink, visit, hang out, etc.
If my best friend were visiting Miami, I’d make sure they experience the city’s perfect mix of luxury, culture, shopping, and relaxation. We’d start by enjoying Miami’s iconic beaches and oceanfront lifestyle, spending time at beautiful Hollywood Beach and perhaps renting a yacht for a day to cruise Biscayne Bay, Star Island, and Fisher Island.

For dining, we’d indulge in some of Miami’s great restaurants – starting with Carpaccio at Bal Harbour Shops, a must-visit for classic Italian cuisine in a chic setting. Komodo in Brickell offers an incredible blend of Asian flavors and a lively atmosphere, while Toku in Aventura is perfect for high-end sushi and modern Asian dishes. For those craving bold Latin flavors, Ceviche 105 in Aventura serves some of the best Peruvian cuisine in the city.

Shopping would be a highlight of the trip, with a visit to Bal Harbour Shops for a world-class luxury shopping experience. We’d also stop by the Miami Design District, known for its mix of high-end boutiques and contemporary art installations.

To explore Miami’s art and cultural scene, we’d walk through Wynwood Walls, visit the Pérez Art Museum, and take in the historic beauty of Vizcaya Museum & Gardens. For a bit of adventure, we’d take an Everglades airboat tour and go snorkeling in Key Largo.

This trip would be the ultimate blend of luxury, dining, shopping, and adventure, giving a true taste of the best Miami has to offer!

Shoutout is all about shouting out others who you feel deserve additional recognition and exposure. Who would you like to shoutout?
I’d love to dedicate my shoutout to LP Global Realty, the brokerage where I’ve grown and refined my expertise in the Miami real estate market. The mentorship and support from Lana Perez, the founder of LP Global Realty, have been invaluable in shaping my career. Her knowledge, leadership, and commitment to excellence in the real estate sector have truly inspired me to push boundaries and continuously elevate my skills.

I also want to recognize my clients – many of whom have become long-term partners and even friends. Every transaction, whether it’s helping a family find their dream home or guiding an investor toward the right opportunity, has reinforced my passion for this industry. Their trust in me motivates me to deliver exceptional results.
