Hi Maxwell, how do you think about risk?
I think of risk not only that of what percentage is success or fail, but that of how much can i analyze and predetermine variables to ensure success. I rarely do anything that is not a 90% sure thing, but I spend a lot of time and effort considering outcomes and how I will react to those events. By having a Plan A, Plan B, or Plan C in place, I have minimal downtime figuring out the next appropriate action and I am able to continue moving forward as quickly and proficiently as possible.
I constantly encounter client financial risks in the Real Estate Industry. I frequently am presented with an under qualified borrower that needs financing. Even though I have various Lending Sources; I must determine which path is the most likely to succeed and what is the expected outcome from those sources with regards to my client’s derogatory issues, or a property’s red flags such as assessments. If i can not see a large chance of success, I must choose which Lender’s guidelines are most applicable or if an Account Executive is more likely to grant a exception.
I encounter risks daily for my clients and they are counting on me to get it right the first time.
What should our readers know about your business?
In Florida, I have both Real Estate Agent and Mortgage Loan Originator licenses. I believe this gives me further credibility and a large advantage for capability over any professional with only one license. In any real estate discussion I am able to go into detail and provide the best solutions possible to my clients with the knowledge of both sides of a real estate transaction. I have many reasons to be proud in this career but its the memories of guiding a first time investor to a purchase, or securing a mobile home in a FEMA flood zone for a college couple. I am most proud of getting my client and now friend, so much seller credit that it took about two or three days for the lender and processor to finalize what to do with it all.
I wasn’t always overwhelmed with action, when I had first started I was only a Mortgage Loan Officer. I had quite a hard time securing leads and getting business. It is particularly a tough industry as clients shop around for the best rate. I was able to overcome this by getting my realtor license. It was like turning the faucet on for meeting first time buyers and investors looking for someone who was willing to put in the work and spend time going over all the options and details that best fit their scenario.
The greatest lesson I’ve learned is to invest in yourself to become knowledgable in your chosen field so that you can truly offer the best options. Paired with spending the time and effort breaking down the details for your client, they will more than appreciate your passion and attention to them. You in have returning clients every time when you invest in them.
I want the world to know that regardless if you are a first time buyer or a seasoned investor, find someone that wants to give you all the applicable options to consider. So many times I see people are given standard market rates and no other tailored solutions. From 100% financing with no down payment, 500 and up FICO scores, multiple ways to lower an interest rate, and investor programs such as 10% DSCRs or 90% LTV renovation loans. There are so many options that will make such as difference and I would be honored to assist you in finding the best one for you.
If you had a friend visiting you, what are some of the local spots you’d want to take them around to?
Living in South Florida, you must visit Las Olas in Fort Lauderdale and South Beach in Miami. There are so many great spots and its always enjoyable to walk down those lively streets.
